Article XI

Repair and Maintenance Obligations of Owners

The duties of the Compliance Committee are as follows:

• Uniformly enforce the Declaration of Covenants, Conditions and Restrictions, Architectural Compliance Procedures and By-Laws of the Association. Clarify the Covenants when necessary.

• Be knowledgeable of the areas of enforcement listed under Articles X and XI of the Declaration.
• Receive complaints from homeowners regarding violations of the Declarations.

• Investigate reported violations and, if the Committee concurs with the complainant, notifies the homeowner who is in violation and asks for their compliance. Copy the Board on all violations.

• Act as liaison between the Board and the homeowner with regard to the resolution of violations.

• Carry out any other instructions of the Board in order to help resolve a violation.

• Establish and maintain files of: completed Architectural Committee forms, letters, plans, including, but not limited to:

• The Chairperson is responsible for keeping detailed records of the year's activities, budget, etc. to pass on to succeeding chairpersons.
